Ken Griffin lists Near North Side condo for $12M

Billionaire Ken Griffin’s Chicago property sell-off continues.

On Tuesday night, Griffin listed another of the numerous Near North Side condominiums he has owned — the full-floor, 7,500-square-foot unit on the 36th floor of the building at 9 W. Walton Street — for $12 million.

The listing is the latest in a series of listings — and sales — of Near North Side condos that Griffin has undertaken after moving both the headquarters of his Citadel hedge fund firm and his own family to south Florida.

The 36th-floor unit that Griffin placed on the market Tuesday is part of the top four floors in the luxury building at 9 W. Walton Street, which he purchased together as a package in 2017 for $58.75 million. Within that package, records show that Griffin specifically paid $12.13 million for the 36th-floor unit, meaning that he does not expect to turn a profit on the 36th-floor unit.

Griffin never moved into or built out any of the four floors at 9 W. Walton.

It’s not known yet when — or if — Griffin will list the full-floor units on the 37th and 38th floors of the building at 9 W. Walton. Griffin listed the 35th-floor unit for $14 million in August and took it off the market in early June.

Elsewhere, Griffin in October sold a five-bedroom, 7,400-square-foot condominium on the 37th floor of the Waldorf Astoria for $10.22 million — an amount that was more than $3 million less than he had paid for it in 2014. That unit had been Griffin’s actual residence. And in January, he sold an 8,000-square-foot full-floor condominium on the 66th floor of the Park Tower building for $11.2 million — less than the $15 million he had paid for it in 2012.

Griffin continues to have on the market the 9,250-square-foot, full-floor penthouse condominium on the Park Tower’s top floor — its 67th floor. He is seeking $15.75 million for that condo, which is the third-highest asking price for any home of any kind in Chicago at present. The 36th-floor unit at 9 W. Walton has the ninth-highest asking price of any home in the city at the moment.

Listing agent Susan Miner declined to comment on the listing of the 36th-floor unit at 9 W. Walton.
