Episcopal Diocese of Chicago sells Edgewater home for $975,000, buys Streeterville condo for $800,000

The Episcopal Diocese of Chicago has had a busy spring in the real estate market, selling a four-bedroom house in the Edgewater neighborhood for $975,000 and paying $800,000 for a three-bedroom, 2,721-square-foot condo on the 15th floor of a Streeterville tower on Lake Shore Drive.

The Episcopal Diocese of Chicago’s headquarters are located at 65 E. Huron Street in River North. Rebecca Wilson, a spokeswoman for the diocese, told Elite Street that the diocese has been in the marketplace because it has used the homes as clergy housing.

In Edgewater, the diocese paid $775,000 in 2016 for the home that it now has sold. Built in 1906, the two-story frame house has been renovated and has 4-1/2 bathrooms, Hardie board siding, white millwork, an octagonal bump-out, hardwood floors on the main and upper levels, and a kitchen with an island, stainless steel appliances, Shaker cabinets and quartz countertops. The home also has a mud room with a durable tile floor, a pantry with fitted shelves and a finished basement with a rec room.

Outside on the property are a brick patio, a two-car garage, rose shrubs, jasmine vines and hosta.

The diocese first listed the Edgewater home for $1.15 million in August. It reduced its asking price to $1.1 million in September and then twice in October, first to $1.05 million and then to $995,000. The home sold on March 9.

Meanwhile, the diocese’s new condo in Streeterville had been on the market for close to a year and first had been listed for $950,000. The unit has 2-1/2 bathrooms, high ceilings, views of the lake and Navy Pier and a newer kitchen with wood cabinets with inset drawers and doors, along with a Sub-Zero refrigerator with a glass door. Other features include hardwood floors, moldings, recessed lighting, solar shades, a foyer, two large bedroom suites along the window line, and a third bedroom that is an interior space.

The diocese closed on the Streeterville condo on April 12.

Both properties have had tax-exempt status. The Edgewater house’s property taxes likely now will be $14,000, according to listing information, while the Streeterville condo’s last property tax bill, in the 2022 tax year, was for $15,956.
