Crown Point Plan Commission votes no on 473-lot subdivision

The Crown Point Plan Commission voted no to a zoning request for a 473-lot subdivision to be called Preserve Point.

The request, from R-1 to R-2 zoning, will next go before the Crown Point City Council at its meeting at 6 p.m. Monday.

The location for the proposed single-family development is 13630 Grant St.

The area was annexed in 2022 to be part of Crown Point, with Preserve Point located on 198 acres east of Ind. 55 and south of 141st Avenue.

Total acreage annexed was 268 acres, which includes the 129 Capstone homes also being planned for the area by a second developer.

Preserve Point plans, as presented by Jeff Ban, a representative of developer Cap Dev, LLC, are to build a mixed intergenerational subdivision with homes for all ages, including senior citizens, young professionals and beyond.

Plans include 84 cottage homes, built for those 55 and older at a price point of $420,000; 260 Meadows homes at a price point of $480,000; and 129 Estate homes at a price point of $570,000, Ban said.

The total number of homes planned for the area is 602, including both Preserve Point and Capstone.

Plans for Preserve Point include the addition of several parks, walking paths and an area for fishing.

Several residents who live near the proposed subdivision told planners they weren’t in favor of it. They voiced concerns about increased traffic and the effect it would have on wildlife.

“Take our opinions and way of life into consideration when making these decisions,” said Tim Mullally, who lives in the 2400 block of West 141st Avenue.

He said he moved to the area six years ago because of the peaceful nature and the wildlife prevalent in the area.

Planners took two votes, with one to OK the zoning change failing to pass. A second vote, which was unfavorable to the zone change, was 4-3.

Plan commission member Michael Conquest voted to deny the zone change, saying it didn’t represent responsible growth and development in that area.

He said the subdivision doesn’t benefit the city but instead only benefits the developers.
