Here’s a look at Illinois home values throughout the state

Some good news for Illinois homeowners: Home values are surging across the state.

Illinois home values are up 4.5% year-over-year, which represents more than a $10,000 increase from October 2022. And in the last two years, home values in the state have risen almost 13% — or close to a $30,000 increase since 2021.

The typical value of a home in the Prairie State is just over $252,000, according to the latest data from Zillow’s Home Value Index. But in parts of Illinois, home values soar far above that benchmark.

In DuPage County, the average home value is about $423,000, the highest among all counties in the state. That’s followed by several other counties in northeastern Illinois with pricey real estate markets: Lake, Kane, Kendall and then Cook.

Downstate, home values plummet. Alexander County, located at the southern tip of Illinois, has the lowest average home value at $66,000. Rounding out the bottom five are Edgar, Hamilton, White and Edwards counties, all of which have average home values under $85,000.

Still, in ZIP codes throughout Illinois, the difference is even more prominent, with home values ranging from $20,000 to more than $1,500,000.

In those ZIP codes closer to Chicago and the surrounding suburbs and other major cities throughout the state like Bloomington, Springfield, Champaign and Peoria, the typical home value is greater. In less populous ZIP codes in rural parts of the state — notably large swaths of eastern, southeastern and midwestern Illinois — homes are valued much lower.

In 60043, which covers Kenilworth, a small northern suburb of Chicago, the typical home value is the highest in the state at a whopping $1.65 million. In contrast, the ZIP code with the lowest home value is 62914. Encompassing Cairo, the southernmost city in Illinois and the county seat of Alexander, the home values are less than $22,000 on average.
